Canggu has the liquidity and the strictest enforcement. The Bukit has the highest nightly rates and the setback rules that produced the 2025 Bingin demolitions. Sanur has the fastest permits on the island. Ubud has small buildable ratios and sacred-site buffers. The most walkable stretch in Canggu and the most expensive per are. Walkability is the whole product and it is genuinely scarce.

Where the west coast development wave meets Tabanan's cheap land. Real surf, real construction, and demand that has not caught up.

Is Pecatu or Ungasan better value than Uluwatu?
The interior Bukit, minutes from the famous breaks, at a fraction of clifftop prices. The trade is the view and the water.

Where should you buy around Ubud?
Central Ubud is congested and built out. The value and the views are in the villages around it, and each one behaves differently.

The original tourist strip, now the cheapest developed coastline in the south. Unfashionable is not the same as unprofitable.

The capital, almost entirely a local market, and the place to look if you want tenants who live here rather than visit.

Connected to Lembongan by a yellow bridge and smaller than anywhere else foreigners buy. Every constraint on Lembongan applies harder here.

What does beachfront land cost in Bali?
The price is high, the supply is nearly fixed, and the setback rules mean a significant part of what you buy cannot be built on.

Is Berawa a good place to buy property?
Berawa has the highest occupancy in Canggu and the highest land prices. Whether it works depends entirely on what term you can get.

What is property like in Petitenget and Batu Belig?
The strip between Seminyak and Canggu has the amenity of both and the traffic of neither. It is the most underrated position in the south.

Is Tanah Lot a good place to buy?
A famous temple, a championship golf course, black sand coast and land at a fraction of Canggu. The demand has not arrived at the same speed.

Between Pererenan and Seseh, with a black sand beach, a temple on the point and less density than anywhere south of it.

Is Tuban or Benoa worth buying?
Minutes from the terminal, unfashionable, and priced accordingly. The commercial logic is different from everywhere else in Bali.

Is Sawangan or Melasti worth buying?
White sand, calm water, big resorts and land cheaper than the western clifftops, on the side of the Bukit most buyers never look at.

Is Medewi or Balian worth buying?
Long left-hand waves, almost no development and the cheapest surf-adjacent land in Bali. The rental market is a decade behind.

Is Tibubeneng or Padonan worth buying?
The residential belt behind Berawa, cheaper than the coast and close enough to use it, with zoning as the main thing to verify.

Berawa or Batu Bolong?
A kilometre apart and genuinely different markets. Batu Bolong sells walkability, Berawa sells amenity and space.
