Is Umalas a good place to buy in Bali?

Sandwiched between Canggu and Seminyak, quieter than both, with rice fields still in the gaps. The area families pick when Canggu gets loud.

Umalas is the area buyers discover second. They come for Canggu or Seminyak, find both louder and more expensive than expected, and someone points them inland.

What Umalas is

A low-density residential area running inland from Kerobokan, bounded loosely by the Canggu shortcut to the north and Seminyak's edge to the south. Rice fields still sit between the villa clusters, which is unusual this close to the coast and is a large part of the appeal.

It has real residential infrastructure: an international school, clinics, supermarkets, gyms, stables, and a set of cafes and restaurants that serve residents rather than tourists. This is a place people live rather than visit, and the character follows from that.

No beach. Five to fifteen minutes to Seminyak or Canggu depending on traffic, which in practice means longer than the map suggests.

The market

Land is cheaper than Berawa, Batu Bolong or Seminyak, and more available, because Umalas is not built out. Pockets of genuine development land remain, which is increasingly rare this close to the coast.

Stock is a mix of older family villas on generous plots and newer builds. Plot sizes here are typically larger than in Canggu, which matters: KDB caps the proportion of your land you may build on, so a bigger plot supports a bigger house and a bigger pool without compromise.

Lease terms available are generally longer than in the prime coastal strip at the same budget, which is the central commercial argument for the area.

Rental performance

Good, with a different guest profile to the coast.

Long-term and monthly rentals are Umalas's strength. Families on a year in Bali, people working here, and anyone who wants space and quiet over walkable nightlife. The international school anchors genuine year-round demand that does not exist in the same way in Canggu.

Short-term performs reasonably but not exceptionally. Guests booking a villa holiday generally want to be walkable to something or on the beach. Umalas is neither, so the nightly rate sits below the coastal strip.

The result is an area that suits a long-term rental strategy better than a nightly one. Lower gross, considerably lower operating cost and workload, and a much more predictable calendar. For a lot of owners that is the better business.

Who it suits

Buyers who want space, a bigger plot, a longer lease term and a quieter property, and who are content with a long-term rental yield rather than chasing peak nightly rates.

Owner-occupiers with families. The school, the clinics and the residential character make this one of the most practical places to actually live in south Bali.

Buyers priced out of Canggu who want to stay in the same catchment. Umalas is ten minutes from Berawa and a fraction of the land price.

Who it does not

Anyone optimising for nightly rate and peak-season occupancy. The guest for that is at the beach.

Anyone who wants to walk to dinner and the ocean. You will drive.

What to check here specifically

Zoning. Umalas contains significant green and agricultural zoning among the residential, and the boundaries are not obvious from the street. A parcel that looks like every other villa plot may sit in a zone where commercial accommodation is not permitted. Check the spatial plan for the exact parcel, always.

Flooding and drainage. Parts of Umalas sit low and several streets flood in heavy rain. Ask specifically about the street, not the area.

Access road width and condition. Some Umalas lanes are narrow and poorly surfaced, which affects both guest experience and construction logistics.

River setback, if the parcel is near a waterway. The sempadan sungai catches more parcels here than buyers expect and is strictly applied.

Realistic drive times at peak, not off-peak. The Umalas-to-Seminyak run at 6pm is not the same journey as at 11am.
