Is Tuban or Benoa worth buying?

Minutes from the terminal, unfashionable, and priced accordingly. The commercial logic is different from everywhere else in Bali.

Tuban and Benoa sit either side of the airport, and almost no foreign buyer considers them. The reasons are partly sound and partly habit.

What they are

Tuban runs from Kuta's southern end along the coast to the airport, dense with hotels, the Discovery mall and a working commercial strip. The beach here is long and the sunsets are the same ones people pay Seminyak prices for.

Benoa sits on the eastern side, around the harbour, with the Bali Mandara toll road connecting to Nusa Dua and Sanur. More industrial in character, with the port, watersports operations and a spread of hotels.

Both are five to fifteen minutes from Ngurah Rai, which is the defining commercial fact.

Why nobody looks

Fashion. Foreign buyers went Seminyak, Canggu, Pererenan, and the airport corridor was never on the list.

Aircraft noise, which is real and which people assume is worse and more uniform than it actually is.

An association with mass tourism and transit rather than lifestyle.

The commercial logic

Airport proximity is a genuine, underrated asset.

The Bukit is forty-five to ninety minutes from the terminal. Canggu is similar and worsening. A guest arriving at 11pm after a long flight, or leaving on a 6am departure, values fifteen minutes enormously.

That produces a specific and uncontested market: first and last night stays, crew and business travellers, and anyone on a short stopover. Nobody in Canggu competes for it because they cannot.

Volume over rate. The product that works here is mid-market accommodation, apartments and small hotels serving consistent volume at a modest nightly rate. Not premium villas.

Commercial property. High-footfall retail and food and beverage on the Tuban strip serving a large hotel population.

Long-term rental to the substantial workforce employed in the airport, hotel and tourism industries, which is year-round and does not care about the season.

The noise question, honestly

It varies sharply by location, and this is the single most important local check.

Parts of Tuban sit directly under the approach and it is significant. Move a few hundred metres and it changes materially. Benoa's exposure differs again depending on runway use.

Visit at different times of day, including early morning and evening, before deciding anything. Do not accept a general statement about the area — it is a street-level and even parcel-level question, and it directly affects both reviews and resale.

A property away from the flight path in this corridor gets the airport proximity without the noise, and that is the position worth finding.

Price

Meaningfully cheaper than Seminyak, a kilometre or two north, and dramatically cheaper than Canggu or Bukit clifftop.

For the same money you buy more building and more term than anywhere in the fashionable corridors.

What to check

Aircraft noise, at the specific parcel, at several times of day.

Zoning, given the dense mix of commercial, hotel and residential across short distances.

Coastal setback on anything near the Tuban beach.

Building condition on older stock, which is much of what exists.

Flood and drainage history for the specific street.

Realistic comparables from Tuban and Benoa, not from Seminyak. The guest, the rate and the stay length are all different.

Who it suits

Buyers wanting volume income at a low entry price and indifferent to prestige.

Anyone buying commercial property in a high-footfall location.

Anyone specifically targeting the first-and-last-night market, which is real and uncontested.

Long-horizon buyers taking a view that a corridor with a good beach, working infrastructure and fifteen-minute airport access eventually reprices. That is speculative and not unreasonable.

Who it does not

Anyone wanting a premium villa, a quiet lifestyle property or an address.

Anyone unwilling to do the noise check properly, because it is the whole local risk.
