Is Seminyak still worth buying in?
The most established foreign market on the island. Highest density, highest prices, almost no land, and the deepest resale pool.
Seminyak was the first part of Bali to develop a genuine international property market, and it remains the most mature. That maturity is both the argument for buying here and the argument against.
What Seminyak is now
Dense, built out, and commercial. The strip from Jalan Kayu Aya through Petitenget carries the island's deepest concentration of established restaurants, beach clubs, hotels and retail. Oberoi, Petitenget and Seminyak proper run continuously into one another.
There is essentially no undeveloped land left. What trades is existing buildings, and redevelopment means demolishing something to build something else.
The guest is older and higher-spending than Canggu's, with shorter average stays. A large share comes from Australia and the Asian regional markets — Singapore, Malaysia, Korea, Japan — who want walkable dining, reliable service and a beach within a few minutes.
The market
Land prices here are among the highest in Bali and the supply is fixed. When a parcel does trade it is usually privately and at a number that does not appear in any listing.
Most transactions are existing villas, many of them ten to twenty years old. The generation built during Seminyak's first boom is now at the age where pools, roofs, electrics and aircon all need work simultaneously. A villa that looks fine at a viewing may be a renovation project priced as a finished house.
Lease terms are frequently mid-range, because a lot of the stock was leased for thirty years a decade or more ago. Remaining term varies enormously between apparently similar properties on the same street, and it is the first thing to establish.
Rental performance
Strong, stable, and less volatile than Canggu. Occupancy holds better through shoulder season because the guest base is less trend-driven, and the February trough is shallower than in areas depending on a narrower demand type.
Nightly rates at the upper end are among the highest on the island for well-presented three and four bedroom villas with proper service.
The competition is the hotel supply. Seminyak has more high-quality hotel and resort rooms than anywhere else in Bali outside Nusa Dua, which means a one or two bedroom villa here competes directly with well-run hotels on price and convenience. The villa product that wins is the one hotels cannot match: space, privacy, a proper pool, and enough bedrooms to suit a group.
Who it suits
Buyers who want a liquid asset. Seminyak has the deepest resale pool in Bali after Canggu, which on a leasehold is worth real money — a property you can sell in six months rather than eighteen is a materially different asset.
Buyers who will use the property themselves and value walkability. It is one of the few parts of Bali where you can genuinely live without a scooter.
Buyers who want predictable rather than exciting. Seminyak's numbers are steady. Nobody is going to make an outsized capital return here; the growth happened.
Who it does not
Anyone chasing appreciation. The repricing that made early Seminyak buyers money is finished, and the area is built out. Growth now comes from rate rather than land value.
Anyone on a budget under USD 300,000, who will find the same money buys considerably more term and more space in Pererenan, Umalas or on the Bukit.
Anyone who wants to build. There is nothing to build on.
What to check here specifically
Remaining lease term, before anything about the building. The spread on this street to street is wide and it dominates the value.
Building condition properly, with an inspection rather than a walkthrough. Pool structure, roof, electrics, drainage and aircon on twenty-year-old stock are where the money goes.
Zoning for the exact parcel. Seminyak's mix of commercial and residential zoning is not uniform along the main roads, and a commercial operation in a residential zone is a liability.
Licensing status if you intend to let nightly, given the restriction Bali placed on new foreign-owned villa and homestay registration on 22 July 2026.
Access and parking. Several Seminyak streets are narrow, one-way or congested to a degree that affects guest experience and shows up in reviews.

Is Seminyak a good investment in 2026?
It is a mature, liquid market with stable rental performance and the deepest resale pool after Canggu. It is not where capital appreciation is happening, because the area is built out and the repricing already occurred.
Is Seminyak or Canggu better for property investment?
Seminyak for stability, walkability and resale liquidity. Canggu for a broader guest mix and steadier year-round occupancy. Neither offers much land.
How much does property cost in Seminyak?
