Is Munggu or Tumbak Bayuh worth buying?

The rice fields immediately inland from the Pererenan corridor, cheaper than the coast and close enough to use it.

Munggu and Tumbak Bayuh sit inland from Pererenan and Seseh, in the rice fields between the coast road and the interior. They are where buyers go when the coastal corridor has priced them out.

What they are

Working agricultural villages with rice terraces, small roads and a growing scatter of villa development among them.

Munggu is closer to the coast and to the Pererenan corridor. Tumbak Bayuh sits inland toward Kerobokan and the Canggu shortcut.

Both are five to fifteen minutes from the beach at Pererenan or Seseh, and fifteen to thirty from Canggu's centre depending on traffic.

There is no walkable strip. A handful of cafes have appeared, and you drive for anything substantial.

The market

Land is meaningfully cheaper than the coastal strip at Pererenan or Seseh, with larger plots and longer available lease terms at the same budget.

There is genuine supply, which is increasingly rare this close to the Canggu corridor.

Stock is a mix of new villa development aimed at investors and local housing. This is more of a build market than a buy market.

The zoning constraint, which is the defining issue

This is the whole subject in these areas and it is why the land is cheaper.

A great deal of Munggu and Tumbak Bayuh land remains classified agricultural. Rice fields are agricultural land, and commercial accommodation is not permitted in a green zone.

The fact that villas exist nearby is not evidence that your parcel permits one. Some were built before enforcement tightened, some are in pockets of residential zoning, and some are operating in a position their owners would rather not have examined.

Check the spatial plan for the exact parcel with Badung regency before anything else. This is the single most important step in this area and it is the one that determines whether the land is worth anything to you.

Rental performance

Moderate, and dependent on what you build.

The guest is someone who wants rice field views, space, quiet and a pool, and accepts a short drive to the beach and a longer one to Canggu's amenity. That market is real and it is growing as the coastal strip gets denser and more expensive.

Rice field outlook is a genuine rate driver and it is what these areas have. A villa with an unobstructed view over terraces achieves meaningfully more than one without, and it is the reason to buy here rather than in a denser part of Kerobokan.

What is absent: walkable demand and the nomad long-stay market that fills Canggu's quiet months. Occupancy is more seasonal than the coastal corridor.

View protection is the risk. A rice field outlook over land somebody else owns is not protected, and the whole area is developing. Establish what is between you and the view, who owns it, and what their zoning permits — because the thing that makes your property valuable can be built on.

Who it suits

Buyers who want more land, more term and a rice field view for the money, and who are content with a slightly lower nightly rate and a more seasonal calendar.

Anyone building, because good plots with a full thirty year term remain available here.

Owner-occupiers who want quiet and space within reach of the Canggu corridor.

Who it does not

Anyone needing walkable amenity or nomad demand.

Anyone unwilling to do the zoning work properly, because the risk here is concentrated and real.

What to check here specifically

Zoning for the exact parcel, first and hardest. Agricultural classification is extensive and it is the difference between an asset and a liability.

View protection — what is between you and the terraces, who owns it, what it permits.

Flooding and drainage, which in rice field areas is street-specific and worth asking a neighbour about rather than the seller.

River setback, the sempadan sungai, which catches more parcels in these areas than buyers expect and is strictly applied.

Access road width and condition, since many lanes here are narrow and affect both construction logistics and guest arrival.

Water and power capacity, and what upgrading would cost.

Realistic comparables from Munggu and Tumbak Bayuh rather than from Pererenan or Canggu.
