Sanur offers the best value per square metre of any established area in Bali. Older demographic, families, calm water, and a guest profile that stays longer and complains less.

The underrated advantage: permits actually move

Sanur is in Denpasar, which is the fastest jurisdiction in Bali for building approvals, better digital integration with the national SIMBG system, and a focus on residential and smaller commercial buildings rather than large resort projects.

On a project where you are carrying finance or losing rental months, that difference is worth real money. It rarely appears in a comparison of land prices.

What Sanur is not

It is not a high-ADR market. Nightly rates are materially below Canggu and well below the Bukit. The case for Sanur is stable occupancy, lower entry cost, lower operating friction and easier resale, not headline yield.

If a projection shows Bukit nightly rates on Sanur land, the projection is wrong.

What to check

  • The RDTR designation for the parcel, as everywhere
  • PBG and SLF status for any existing structure
  • Whether the rental model is genuinely long-stay residential or short-term accommodation, because they are different legal activities with different licensing
  • Beach setback where relevant

Run the numbers

Sanur is the area where the honest arithmetic tends to look best, because entry cost is lower and the operating drag is smaller. Put your actual figures into the ROI calculator rather than trusting a comparison built on gross yield.

What Sanur actually is

Sanur is the oldest foreign settlement on Bali. It was a resort town before Seminyak existed and long before Canggu had a paved road. That history is the whole point: the infrastructure is finished, the streets are laid out, the drainage works, and the beach path runs uninterrupted for five kilometres.

It is also the only part of the island where the foreign population skews older and more permanent. People in Sanur have been here ten years, not ten months. That changes what the property market looks like.

Bali International Hospital opened in Sanur in 2024 specifically to handle the complex cases that previously required flying to Singapore. For anyone buying with a long horizon, or with age or children in the picture, that single fact does more for Sanur's case than any rental projection.

Why the yields look lower

Sanur does not fill with people paying peak nightly rates for a three-night stay. It fills with people staying two weeks, a month, a season. The rate is lower and the calendar is fuller.

That produces a different arithmetic. A Canggu villa quoting a high nightly rate against 55 percent occupancy and a Sanur property quoting a modest rate against 80 percent can land in the same place after costs, and the Sanur one does it with less turnover, less wear, less cleaning and less marketing spend.

What to check before buying in Sanur

  • Distance to the beach path, which is the single largest driver of both rate and resale
  • Whether the plot is inside the older settled grid or on newer land toward the bypass
  • Flood behaviour in wet season, particularly on the lower-lying streets
  • Title history, since older land often carries inheritance splits that need untangling

Is Sanur a good place to buy property in Bali?

Sanur suits buyers who want a functioning town rather than a resort strip: hospitals nearby, a calm beach, established freehold stock and residents who live here year-round. It rarely produces the headline yields Canggu markets, and it rarely produces the vacancy either.

How much does property cost in Sanur?

Sanur land generally sits below the Canggu and Pererenan corridor and above Tabanan, with the widest spread depending on distance to the beach path. Ask for recent transacted prices on the same street rather than the asking prices for the area.

Is Sanur good for families?

It is the most family-oriented area on the island. Denpasar hospitals are close, the water is calm and shallow, several schools are within a short drive, and the day-to-day traffic is far lighter than the west coast.

Who rents in Sanur?

Longer-stay guests, older travellers and residents. That produces steadier occupancy at lower nightly rates, so the arithmetic favours annual yield over peak-season headline numbers.

Is Sanur better than Canggu for investment?

It is a different investment. Canggu is a nightly-rate market with high seasonality and high competition. Sanur is an occupancy market. Which is better depends on whether you are underwriting a peak week or a full year.
