Is Tibubeneng or Padonan worth buying?
The residential belt behind Berawa, cheaper than the coast and close enough to use it, with zoning as the main thing to verify.
Tibubeneng and Padonan sit immediately inland from Berawa and the Canggu Shortcut, and they are where the corridor's overflow has gone.
What they are
Tibubeneng is the administrative village covering much of the Canggu area, extending inland from Berawa toward the shortcut and Kerobokan. Parts of it are dense and developed; parts remain rice fields.
Padonan sits further inland, more residential and more local in character, with villa development scattered among family housing and agricultural land.
Five to fifteen minutes from Berawa's amenity, ten to twenty from Batu Bolong, depending on traffic — which on the shortcut is significant.
No beach, no walkable strip. You drive or ride for everything.
The market
Land is meaningfully cheaper than Berawa or Batu Bolong, and there is more of it, with larger plots and lease terms that run longer at the same budget.
This is the practical answer for buyers who want to be in the Canggu catchment and cannot pay coastal prices.
Stock is a mix of newer villa development and older local housing. Both buying and building are viable, unlike the coastal strip where land barely trades.
Rental performance
Moderate, and it depends entirely on what you build.
Short-term nightly letting underperforms the coastal strip. Guests booking a Canggu holiday want walkability or a beach, and these areas offer neither. Rates and occupancy sit below Berawa for an equivalent property.
Long-term and monthly rental is strong. Residents, people working in Bali, families and long-stay remote workers who want space and a pool without coastal prices. Demand is steady, year-round and much less seasonal than the tourist market.
The honest position is that this is a long-term rental area that some owners try to run as a short-term one. Run it as what it is and the numbers work well — lower gross, much lower operating cost and workload, and a calendar that does not collapse in February.
A rice field outlook is the exception that changes the short-term case. A villa with genuine unobstructed field views achieves meaningfully more and competes on something the coastal strip cannot offer.
The zoning issue
Zoning here is mixed across short distances — residential, green and commercial in close proximity — and a great deal of land remains classified agricultural.
Commercial accommodation is not permitted in a green zone, and nearby villas are not evidence that a specific parcel permits one.
Check the spatial plan for the exact parcel with Badung regency before anything else. In these areas that check is the difference between an asset and a field.
View protection
Where the value is in a rice field outlook, that outlook is over land somebody else owns, and the whole area is developing.
A view is not protected. Establish what lies between you and it, who owns it and what their zoning permits, because the thing that makes your property worth a premium can be built on.
What else to check
The street, not the area. These areas vary enormously over short distances. A parcel two hundred metres from a good one can be beside a workshop, a busy junction or a night market. Walk it at different times.
River setback — the sempadan sungai — which catches more parcels here than buyers expect and is strictly applied.
Flood and drainage for the specific parcel and its access road, which in rice field areas is street-specific.
Access road width, since many lanes are narrow and affect both construction logistics and guest arrival.
Realistic comparables from Tibubeneng and Padonan, not from Berawa. The rate and occupancy profiles are genuinely different.
Who it suits
Buyers wanting more land, more term and a bigger property for the money, within reach of Canggu's amenity.
Anyone running a long-term rental strategy who wants a predictable calendar and low workload.
Owner-occupiers who want space and quiet and do not need to walk anywhere.
Anyone building, since good plots remain available here.

Anyone targeting peak nightly rates and holiday occupancy without a view to justify the drive.
