Before you sign
Send me the deal before you sign
I go through it like it is my own money, and tell you straight: worth it, walk away, or what to fix first.
What I check
- The land and the owner. Who really owns it, checked at the land office, and whether anything is registered against it.
- Everyone who has to sign. Spouse, heirs, co-owners. A sale one of them never agreed to can be undone.
- The lease. How many years you really get, and whether the extension is written down with a price.
- Zoning and use. Whether you can live there, rent it out, or build what you are being sold.
- Permits. Building permit and certificate of use for what is actually standing, not just the plans.
- The road in. A legal right of way, wide enough for a car and a builder's truck.
- The contract and payments. Both language versions, the handover date, late penalties and who holds your money.
- The numbers. What is really left each year after every cost, against the price and the years you get.
How it works
- Message me on WhatsApp with the listing and whatever documents you have.
- I tell you what it takes and what it costs before I start. Nothing is charged until you say yes.
- You get a straight answer: what is solid, what breaks, and exactly what to ask the seller, developer or notary.
Most bad Bali deals do not fail on price. They fail because one link in the chain was never checked: the owner, the lease, the zoning or the permits. None of that shows in a photo of a villa.
Questions
How much does a deal check cost?
It depends on the deal. A villa lease is a different job from land with a company behind it. Message me what you are looking at and I tell you the price on WhatsApp before I start, so there are no surprises.
Do I still need a notary or a lawyer?
Yes. I am not a lawyer and I do not replace your notary. I am the second pair of eyes before you get there, so you walk in knowing what to ask for.
What if the deal is fine?
Then you sign knowing it is fine, and often with a better clause or price, because you know what to ask for.
What do I need to send?
Whatever you have: the listing, the certificate or a photo of it, the draft lease or contract, any permits you were shown, and the price. If you have nothing yet, the listing link is enough to start.
Looking at something right now?
Send me the listing and the documents you have. I'll tell you on WhatsApp what I'd check and what it costs, before I start.
