Is Pecatu or Ungasan better value than Uluwatu?
The interior Bukit, minutes from the famous breaks, at a fraction of clifftop prices. The trade is the view and the water.
The Bukit's clifftop positions are among the most expensive land in Bali. Pecatu and Ungasan sit a few minutes inland from them at a fraction of the price, and for a lot of buyers that is the better trade.
What they are
Pecatu covers the interior of the peninsula behind Uluwatu, including the golf course development and a spread of residential land running toward Padang Padang and Bingin. Limestone, scrub, and increasingly villa clusters.
Ungasan sits to the east, above Melasti and Karma beaches, with the same interior character and a run of large resorts along the southern cliffs.
Both are five to fifteen minutes from the famous breaks and beaches, and both are essentially car-dependent. There is no walkable strip here in the Canggu sense, though small clusters of cafes and warungs have grown up along the main roads.
The market
Land is substantially cheaper than clifftop Uluwatu or Bingin, and there is considerably more of it. The Bukit's interior is the largest supply of genuinely developable land remaining in south Bali.
Plot sizes are generous by south Bali standards. That matters for what you can build: a large plot with a KDB coverage limit still leaves room for a proper pool, garden and privacy, which on a tight Canggu plot it does not.
Lease terms are longer at a given budget than anywhere in the Canggu corridor. Building here is a genuine option rather than a theoretical one.
Rental performance
Good and improving, with a distinct guest profile.
Surf travellers drive a large share of it, and their season follows swell rather than school holidays, which means they fill different weeks than the Australian family market. Repeat and direct booking rates in Bukit surf properties are unusually high.
The family market at Ungasan and Pecatu has grown substantially, drawn by larger villas, quieter surroundings and proximity to the southern beaches.
What you do not get is the nomad long-stay demand that fills Canggu's quiet months, because there is no walkable working infrastructure. Occupancy here is more seasonal than Canggu's as a result.
A view, where you have one, is the largest single rate multiplier available in Bali. Interior plots with a genuine ocean outlook from elevation command a significant premium over those without, and they are worth seeking out.
The water problem
This is the Bukit's defining constraint and the thing buyers most often fail to investigate.
The peninsula is limestone. Groundwater is deep, boreholes are expensive and not always successful, and mains supply is inconsistent across the area. Many properties run on trucked water, which is a real recurring cost and a real operational risk in peak season when demand spikes.
Before buying land or a villa here, establish exactly where the water comes from, what it costs annually, and what happens in August when everyone needs it at once. A villa with a pool, multiple bathrooms and no reliable water supply is a liability regardless of how it looks.
Who it suits
Buyers who want land, space and a long term, and are willing to build or to be a few minutes from the beach.
Anyone targeting the surf market, which is loyal, repeat-heavy and less seasonal than it looks.
Buyers with the budget to secure elevation and a view, which is where the Bukit's rate premium lives.
Who it does not
Anyone who wants walkability, nomad long-stay demand, or a property that fills itself in February.
Anyone unwilling to do the water diligence properly.
What to check here specifically
Water supply, in detail, in writing. Source, reliability, annual cost, peak-season behaviour.
Access roads. Many interior Bukit parcels are reached by unsurfaced or partially surfaced lanes, and a right of way that exists in practice but not in the certificate is a serious problem.
Power capacity. Upgrading PLN supply for a villa with multiple aircon units and a pool pump takes time and money out here.
Zoning for the exact parcel, including whether commercial accommodation is permitted.
View protection. An outlook over land somebody else owns and has not yet built on is not protected. Establish what is between you and the water, and who owns it.
