Bali property tax: what buyers actually pay
Transaction taxes, rental income tax, NPWP and what actually gets enforced.
Transaction tax, rental income tax, and the residency rule that decides which country taxes you. The buyer's transfer tax runs around 5% on a titled transfer and nothing on a leasehold, which is a larger difference than most buyers realise. Rental income attracts its own treatment, and the 10% regional accommodation tax is collected from guests and remitted by the operator, it is not income. Spend more than 183 days here and you are an Indonesian tax resident regardless of your visa.
