How much does it cost to rent in Bali?

Almost everyone rents here before they buy, and the rental market tells you more about an area than any listing site will.

What renting in Bali actually costs

One-bedroom villas start from around IDR 17,500,000 a month in Canggu, and around IDR 15,600,000 in Seminyak.

Two-bedroom villas run roughly IDR 15 to 45 million a month. That spread is not a mistake. Location, pool, condition, furnishing and how well you negotiate all move it substantially.

Within Canggu, Berawa and Batu Bolong carry a premium over nearly everywhere else. Central Ubud is not the bargain people expect, though prices drop quickly on the outskirts. Sanur is consistently cheaper than Canggu for equivalent space, which is one of the reasons families cluster there.

The thing nobody warns you about

Annual contracts are usually paid in full, up front.

This is the single biggest gap between the budget people plan and the reality they meet. You do not pay monthly as you would at home. A landlord quoting an attractive annual rate commonly wants all twelve months in one transfer before handing over keys.

Monthly rentals exist and are far more flexible, but you pay a real premium for that flexibility. Most long-term listings want a minimum of one to three months, and many want six or twelve paid at once.

For anything beyond six months, an annual contract is normally better value if you can fund it.

The sensible pattern is monthly for your first stretch while you work out where you actually want to be, then annual once you know.

What to check before you sign

Why this matters if you plan to buy

Rental prices are the closest thing Bali has to an honest signal about an area. If long-term rents are soft somewhere, the nightly rental market there is usually softer than the projections suggest.

More practically, renting for a year where you think you want to live is the cheapest due diligence available anywhere in this market. People are certain about their chosen area for roughly six months, and a lot of them then move.

Rent first, buy second. In that order it costs you a year of rent. In the other order it costs considerably more, because selling here is slow.
