Canggu, Seminyak or Ubud?

Three markets with different guests, different booking channels and different seasonality. The right one depends on what you are optimising for.

These three carry most of Bali's foreign property demand and they are genuinely different businesses. Choosing between them on preference rather than on what you are optimising for is the common error.

The guests are different

Canggu. The broadest mix in Bali — Australian families and groups, European long-stayers, surf travellers, and a substantial digital nomad population. That breadth is why occupancy is the steadiest on the island: nomads fill February and March while holidaymakers fill August.

Seminyak. Older, higher-spending, shorter stays. Australians and Asian regional visitors from Singapore, Malaysia, Korea and Japan who want walkable dining, reliable service and a beach nearby. Less trend-driven, so the February trough is shallower.

Ubud. Wellness, retreats, yoga programmes, couples and Europeans on long stays. A strong May-to-September European season, longer average stays, and considerably less price sensitivity at the top end.

The booking channels are different

This is the part most buyers miss.

Canggu and Seminyak run on Airbnb and Booking.com, with the usual fifteen to twenty percent commission and platform ranking dynamics.

A substantial share of Ubud's bookings come through retreat programmes, wellness operators and direct relationships. An Ubud owner who only lists on platforms is reaching part of the market.

That changes how you operate, who you partner with, and what your marketing actually is.

The land and the terms

Seminyak is built out. No land, ageing stock frequently ten to twenty years old, mid-length remaining terms that vary widely between apparently similar properties, and the highest prices outside Bukit clifftop.

Canggu — Berawa and Batu Bolong specifically — is effectively built out too, with the most expensive land in the corridor and the shortest available lease terms at a given budget. Pererenan and north still have land.

Ubud has cheaper land than either, longer available terms, and the significant caveat of extensive green and agricultural zoning where commercial accommodation is not permitted. That is the area's defining diligence risk.

What performs in each

Canggu. Two and three bedrooms with a proper pool, aimed at couples, small groups and long-stayers. Walkability in Batu Bolong is the single strongest rate driver. Four-bedroom villas struggle on the small central plots.

Seminyak. Three and four bedrooms with good service, which is what hotels cannot match. Smaller units compete against a wall of high-quality hotel supply and lose.

Ubud. Properties with a view — valley, river or rice field — and space. Longer stays reduce turnover costs meaningfully. Small units without a view compete poorly.

The practical trade-offs

Traffic. Canggu is congested and worsening, at forty-five to ninety minutes from the airport depending on the hour. Seminyak is closer. Ubud is an hour or more and the road is winding.

Infrastructure. Seminyak and Petitenget were built decades ago and the roads, drainage and utilities are in noticeably better condition than the newer Canggu corridor, which matters in the wet season.

Resale depth. Canggu and Seminyak have the deepest buyer pools in Bali, which on a leasehold is worth real money — a property you can sell in six months is a materially different asset from one that takes eighteen.

Zoning risk. Highest in Ubud, because of the extent of green and agricultural classification.

Which to choose

If you want the steadiest occupancy and the deepest resale market: Canggu, on the longest lease term you can secure. The reliability is real and it is priced in.

If you want stability, walkability and established infrastructure, and you are content with steady rather than exciting: Seminyak, accepting older stock and the need for a proper building inspection.

If you want longer terms, cheaper land, longer guest stays and a less commission-dependent booking mix: Ubud, with the zoning verified for the exact parcel before anything else.

If you are optimising for return under USD 300,000: none of them centrally. Pererenan, Cemagi or the interior Bukit will give you ten more years of term for the same money, and term beats postcode at that level.

The thing that decides it more than the choice

An excellent property with good photography and competent management in any of the three will out-earn a mediocre one in the best of them.

The gap between well-run and averagely-run properties in the same street is now wider than the gap between these areas. Choose the area for the strategy, then spend your attention on the operation.
