How long does it take to get a PBG on empty land in Bali?

Up to six months from bare land to building approval, and the regency you are in changes the answer by months.

Every building in Indonesia needs a PBG — the building approval — before construction legally begins. Everything runs through the national SIMBG system.

Stage 2 is the gate. PKKPR comes before everything — without spatial suitability confirmed, the rest of the sequence has nothing to stand on. If there are document deficiencies at any stage, the file returns to the relevant step rather than continuing.

Badung is where most people buy and the slowest place to get approved. That is not a coincidence — the volume causes the queue.

What you will be asked for

After construction

PBG is not the end. SLF — the certificate of building functionality — must be obtained once construction completes, and it is what makes the building legally usable.

A PBG is valid for a construction period of around two years, extendable by one. Starting late can mean starting again.

What shortens it

Complete, valid documents at first submission. Most of the delay in these timelines is resubmission, not government processing — a file that goes back for deficiencies loses weeks each time.

Respond to revision requests immediately. A file sitting in your inbox is a file not moving.

Nobody can quote you a PBG timeline without knowing the regency, the zone, and whether the site sits in a digitised RDTR area. Anyone who quotes one anyway is guessing.
