Should you build in bamboo in Bali?
Bamboo buildings are spectacular, genuinely sustainable and considerably more demanding to own than the photographs suggest.
Bali has produced some of the most remarkable bamboo architecture in the world, and the buildings photograph better than almost anything. Owning one is a different proposition from admiring one.
Why it works here
Bamboo grows fast, locally and abundantly, which makes it genuinely renewable in a way timber is not.
There is real expertise in Bali, with established builders and architects who have developed the techniques over two decades. This is not experimental — the knowledge base exists.
It suits the climate, producing open, ventilated buildings that need less cooling.
It is extraordinary to look at, and for a rental property that matters commercially. A bamboo villa photographs unlike anything else and can command a premium for exactly that reason.
Treatment is everything
Untreated bamboo is eaten by powder post beetles and rots. Treated bamboo lasts.
The standard treatment is boron, which the bamboo is soaked in to make it unpalatable to insects and more resistant to decay.
This is not optional and it is not a detail. The difference between properly treated and inadequately treated bamboo is the difference between a structure lasting decades and one failing in years.
Ask specifically what treatment was used, by whom, and for how long the material was soaked. A builder who is vague about this is the wrong builder.
The maintenance reality
This is where owners are surprised.
Bamboo needs regular inspection and ongoing maintenance. Individual poles can fail and need replacing. Joints loosen. Exposed elements weather.
Roofs, frequently alang-alang thatch on bamboo buildings, have a finite life and need periodic replacement. That is a significant recurring cost and it is not a small job.
Water is the enemy. Bamboo must stay dry. Deep overhangs, good drainage and immediate repair of any leak are structural requirements rather than good practice.
A bamboo building that is maintained lasts a long time. One that is neglected for three years in this climate does not, and the failure mode is structural rather than cosmetic.
Budget maintenance at a meaningfully higher rate than a concrete building.
Cost
Not necessarily cheaper than conventional construction, which surprises people.
The material is inexpensive. The skilled labour is not — bamboo construction is craft work requiring people who know how to do it, and the good builders are in demand.
Complex bamboo architecture of the kind that appears in photographs is genuinely expensive, comparable to or above high-specification conventional building.
Simple bamboo structures — pavilions, open living spaces, outbuildings — are cost-effective and are where most owners get the best return.
The permit position
A bamboo building is a building. It needs a PBG, assessed against the spatial plan, KDB, KLB, setbacks and the height limit, with structural calculations.
Structural bamboo engineering is specialist. Use a builder and engineer who have obtained permits for bamboo structures before, because an application that is not properly engineered fails.

The practical drawbacks for a rental
Insects. Even treated bamboo is a natural material in a tropical environment, and guests notice geckos, spiders and the occasional beetle more in a bamboo building than a concrete one.
Sound. Open bamboo structures carry noise between spaces and from outside. Guests wanting privacy and quiet may not get it.
Aircon. Open-sided bamboo buildings are designed to work without it, which is admirable and which some guests will not accept. Enclosing spaces for aircon undermines the point of the architecture.
Security. Open structures are harder to secure, which matters for a property left between guests.
Insurance. Confirm your insurer will cover a bamboo structure and on what terms, because it is not the standard case.
The hybrid approach, which is what most people should do
Concrete or masonry for the enclosed, serviced, air-conditioned parts — bedrooms, bathrooms, kitchen. Secure, quiet, coolable, low maintenance.
Bamboo for the open living spaces, pavilions and roof structures, where it is spectacular, appropriate and where its weaknesses do not matter.
This gets you the photographs and the atmosphere without the maintenance burden and guest friction on the parts of the building that need to be ordinary.
