Is Canggu oversupplied with villas?

In the standard three-bedroom pool villa segment, yes. That is a yield problem before it is a land value problem, and the distinction matters.

The honest answer is that Canggu is oversupplied with a particular kind of villa and not oversupplied with good ones. That distinction is the whole subject.

What has happened

A very large volume of villa stock has been added across Canggu — Berawa, Batu Bolong, Echo Beach, and north into Pererenan — over roughly four years.

Much of it is similar: two and three bedroom units, similar layouts, similar finishes, similar pools, built to a similar specification by developers targeting the same buyer with the same yield projection.

The result is a market where a guest searching for a three-bedroom villa with a pool in Canggu has hundreds of near-identical options, and chooses on price, photographs and reviews.

What the evidence actually shows

Occupancy in Berawa and Batu Bolong remains strong. The demand has grown too — nomads, Australians, Europeans, surf travellers and families — and Canggu's guest mix is the broadest in Bali, which is why its occupancy is the steadiest.

But the average has diverged from the top. Five years ago a decent villa in a good Canggu street filled itself. Now a decent villa competes with fifty similar ones, and the ones that fill are the ones with better photography, sharper pricing, faster response times and higher review scores.

The gap between a well-run property and an averagely-run one in the same street has widened substantially. That is what oversupply looks like in practice: not empty villas everywhere, but a market where being adequate is no longer enough.

What is genuinely scarce

Walkable positions. Batu Bolong's strip is short and built out. A villa a guest can leave on foot to reach breakfast, the beach and dinner has no meaningful competition.

Large, well-designed properties. Most of the new stock is two and three bedrooms on small plots. Four and five bedroom villas with proper pools and gardens are much thinner on the ground.

Anything with a genuine view. Rice field or ocean, protected.

Long lease terms in prime positions. These barely trade.

Properties with the licensing actually in order, which is an increasingly commercial distinction rather than just a legal one.

What this means for a buyer

Do not buy the generic product. A standard three-bedroom in a complex of similar units, bought on a projection, is exactly what the market has too much of.

Buy what is scarce, or build it. Walkability, view, plot size, design, term.

Underwrite on street-level comparables, from availability calendars over six to eight weeks, not on what the area achieves. The spread within a single street is now wider than the spread between areas.

Assume management determines the outcome. In an oversupplied segment, operational quality is the whole difference, and a manager who quietly drifts costs you twenty percentage points of occupancy over two years.

What it means for an owner

Your competition got better and more numerous. Three things respond to that.

Photography, which is the cheapest and highest-return fix available and is the thing most owners have never redone since listing.

Pricing across four seasons, not one annual rate. The annual number is decided in February, March and November, not August.

Review scores, which drive ranking and rate, and which slide quietly when maintenance is deferred.

Where the corridor is going

The development wave has moved north — Pererenan, Cemagi, Seseh, and into Tabanan — because that is where land is available and cheaper.

That relieves some pressure on Canggu and creates the same dynamic one corridor up in a few years. It also means buyers optimising for return at mid-range budgets are increasingly better served north of Canggu, where the same money buys ten more years of term.

Is Canggu oversupplied with villas?

It is oversupplied with generic two and three bedroom villas, and not oversupplied with walkable, large, well-designed or view properties. Occupancy overall remains strong.

Is Canggu still a good place to invest?

For a property that is scarce in some respect — walkability, view, size, design, a long term — yes. For a standard unit bought on a projection, it is the most competitive segment in Bali.

What occupancy should I expect in Canggu?

Seventy to eighty percent for a well-run smaller property, sixty to seventy for larger ones, and fifty to sixty for an average property with average management.

Why do some Canggu villas struggle?

Because being adequate no longer differentiates. Photography, pricing discipline, response times and review scores now separate the properties that fill from the ones that do not.

Should I buy in Canggu or further north?

At mid-range budgets, further north usually. The same money buys around ten more years of lease term, which outweighs the occupancy premium.
