Should you buy a villa in Bali?

Yes, if you can hold for ten years or more, buy on the net numbers, and get the title and licence checked first. If you need the money back quickly or want a guaranteed return, no.

Should you buy a villa in Bali? It is the question I get asked more than any other, and it is the wrong first question. The right one is whether you are the kind of buyer Bali rewards. Some people are. Many of the people being sold to are not.

Here is the test I walk buyers through before we look at a single property.

For the full picture, from structures and returns to costs, areas and risks, read the Bali property investment guide. This page is the short test.

The short answer

Buy a villa in Bali if all of these are true:

  • You can hold for ten years or longer. Bali property is not liquid. Above USD 750,000, twelve to twenty-four months to sell is normal.
  • The numbers work on net, not gross. Advertised yields of 8 to 15 percent usually land at 4 to 6 percent net on average stock.
  • You accept that you will not own the land. Foreigners hold leaseholds, Hak Pakai or a company structure. Every one of them ends or needs renewing.
  • The title, zoning and rental licence are checked before you pay anything.

Do not buy if you need the money back within a few years, if the deal only works at 80 percent occupancy, or if someone is promising you a guaranteed return.

Seven questions to answer honestly first

1. What is it for? A home you rent out when you are away, or an investment you might visit. These are different purchases. Most of the disappointment I see comes from buying one and using it as the other.

2. How long can you hold? If the honest answer is under five years, the transaction costs, around 7 percent on the way in, and the time it takes to sell, eat most of what you could make.

3. What does it return after everything? Take the gross, subtract platform commission, the 10 percent regional accommodation tax, management at 12 to 25 percent, staff, utilities, upkeep, a capital reserve and income tax. That is your real yield.

4. What does the lease cost you each year? A USD 300,000 villa on a 25-year lease consumes about USD 12,000 of its value every year before a single expense, because at the end it goes back to the landowner. The extension clause decides whether that is a problem.

5. Can it be rented legally? Zoning decides whether nightly rental is allowed on the plot. A licence decides whether you can operate it. Since 22 July 2026, villa and homestay classifications are closed to new foreign-owned companies in Bali, which changes how a new rental must be structured.

6. Who checks it for you? Your own notary and lawyer, not the seller's. A due diligence review costs USD 1,500 to USD 8,000. It is the line buyers cut and the one they regret.

7. Can you lose this money without it changing your life? Bali has currency risk, legal risk and liquidity risk. Buy with money that can sit through all three.

Who Bali rewards

  • Long-horizon buyers who buy a long term at a price the income supports and let it run.
  • Buyers who treat it as a business, with a proper manager, a written management agreement and quarterly comparisons against similar villas.
  • People who want to live here part of the year and accept rental income as a bonus rather than the justification.
  • Land buyers in a real growth corridor, bought as land rather than as a yield story.

Who it punishes

  • Buyers of short leases at prime-area prices. The address does not extend the term.
  • Buyers of off-plan on a projection with no permits in hand.
  • Anyone using a nominee. It is illegal, and when it fails it fails completely. See why nominee deals fail.
  • Anyone who needs to sell quickly.

If the answer is yes

Start with the area and the structure, not the villa. Read where to actually buy, decide between leasehold and Hak Pakai, and follow the buying process step by step. Then put the seller's own numbers through the return calculator and see what survives.

If the answer is not yet, renting for a year first is a perfectly good decision. See rent or buy in Bali.

Common questions

Is it a good idea to buy a villa in Bali?

It can be, for buyers who hold for ten years or more, buy on net rather than gross yields, and verify the title, zoning and licence before paying. It is a poor idea for anyone who needs the money back quickly or is relying on a guaranteed return.

Can a foreigner buy a villa in Bali?

Yes, but not as freehold. Foreigners buy a leasehold, hold Hak Pakai with residency, or use a foreign-owned company. Each route has a term that ends or must be renewed, so the remaining term and the extension clause matter as much as the villa.

How much money do you need to buy a villa in Bali?

Under USD 100,000 buys land, a short lease or a small off-plan unit. A finished villa with a long term outside the prime strip usually starts higher. Add around 7 percent in transaction costs and a fit-out budget on top of the price.

What is the biggest risk of buying a villa in Bali?

Paying for something that cannot legally do what you bought it for: a short or weak lease, a zone where nightly rental is not allowed, or a missing licence or permit. All three are checkable before you pay.

Should I buy a villa in Bali to rent out?

Only if it still works at realistic full-year occupancy and net of every cost. Most well-run villas end up at 4 to 6 percent net, prime and well-managed ones higher. If it only works at the brochure numbers, it does not work.
