How do you sell a property in Bali?

Exit is the part nobody plans. Your buyer pool, your remaining lease term and your licence position decide the price far more than the villa does.

Selling in Bali is harder than buying, and the things that make it hard were decided when you bought.

What you are actually selling

A registered right — Hak Pakai or HGB — transfers by a PPAT deed and is registered at the land office. The buyer pays BPHTB, you pay a final tax of 2.5 percent of the transfer value.

A leasehold is assigned, not transferred. A new notarial deed substitutes the buyer as lessee for the remaining term. There is no land office registration because Hak Sewa is not registered, and BPHTB does not apply in the same way.

A company can be sold as shares rather than selling the asset. Sometimes cleaner and faster, and it narrows the buyer pool to those willing to take on an Indonesian company with its history.

Your buyer pool was fixed at purchase

Under USD 500,000 with a long remaining term in a good area: the deepest part of the market, three to nine months.

USD 500,000 to USD 750,000: six to eighteen months.

Above USD 750,000: twelve to twenty-four months, frequently at a discount to asking, because perhaps a dozen buyers exist at that level and they are not all looking this year.

With under twelve years remaining on a lease: very difficult at any sensible price, because the arithmetic stops working for a buyer before it stops working for you.

On a leasehold the term keeps running while the property sits unsold, which compresses the price every month. The wait is a cost that compounds.

Start with the documents, three months out

This is where sales die, weeks after a price is agreed.

The original certificate, retrieved from wherever it is. A lost certificate takes months to replace and stops a sale dead.

Land office record matching the certificate — name, area, boundaries, encumbrances.

PBB current, with receipts. Arrears transfer with the land and a buyer's notary will find them.

PBG and SLF located. If the building exists and these do not, regularise before listing or discount for it. Regularising is usually cheaper than the discount a buyer will demand and far cheaper than losing the sale at week six.

Your own lease read, specifically the assignment clause. If landowner consent is required, obtain it in principle before you list, in writing, with the fee stated. A seller who discovers mid-sale that the landowner wants a fee has already lost the negotiation.

Anything outstanding resolved — boundary disagreements, unpaid contractors, access disputes.

Then the numbers

If it has been rented, buyers will want to see performance, and vague claims lower the price rather than raise it.

Two to three years of month-by-month occupancy and revenue, actual operating costs, the management agreement, and tax filings. A seller who produces this credibly commands a meaningfully better price.

If the numbers are poor, either sell on the property and price accordingly, or spend a season fixing the operation first. A year of good numbers is frequently worth more than the year costs.

Then the presentation

Fix visible defects — cracked tiles, stained grout, failing aircon, a tired pool surface, dead plants. Repaint, which is the highest return per dollar of any work on a Bali villa. Deep clean including the pool and roof. Declutter but leave it furnished, because empty villas photograph badly and read smaller. Fix the garden.

Then photograph it professionally, with drone footage. This routinely moves the sale price by more than the entire agent commission and it is the thing sellers most often skip.

Pricing

Against what comparable properties have actually sold for, not what they are listed at. Asking prices in Bali carry a great deal of optimism.

On a leasehold, the remaining term dominates and the decline accelerates toward the end. Price against the term you have, not what you paid for a longer one.

Choosing an agent

An exclusive with a good agent and written marketing commitments outperforms an open listing with six agents, because no agent funds photography and advertising a competitor might benefit from, and the property ends up advertised at four different prices, which tells buyers the seller is not serious.

Three months, written marketing commitments with dates, a performance break clause, one agreed price, and commission defined precisely including what happens after the term expires.

What it costs to leave

The 2.5 percent final tax on a registered transfer, calculated on the higher of price and NJOP. Agent commission at three to five percent. Any landowner consent fee on a lease assignment. Notary fees. And the holding cost — staff, maintenance, utilities, management — while it sits.

Your home country will generally assess the gain as well, with a credit for Indonesian tax. Because the Indonesian rate is low, the balance frequently falls at home. Get advice in both countries before completing.
