How do you prepare a Bali villa for sale?

The paperwork takes longer than the presentation and matters more. Start it three months before you list.

Most Bali sales that fall over do so at the document stage, weeks after a price was agreed, when a buyer's notary finds something the seller could have fixed months earlier. Preparing to sell here is mostly a paperwork exercise.

Start with the documents, three months out

Find the original certificate. Not a copy. If it is with a notary, a bank or a family member, retrieve it now. If it is lost, replacement takes months and will stop a sale dead.

Check the land office record matches. Name, area, boundaries, encumbrances. Discrepancies between the certificate and the register are more common than buyers assume and take time to resolve.

Bring PBB current. Arrears transfer with the land, and a buyer's notary will find them. Clear them and keep the receipts.

Locate the PBG and SLF. If the building exists and these do not, you have a choice: regularise before listing, or discount for it. Regularising is usually cheaper than the discount a buyer will demand, and much cheaper than losing the sale at week six.

Read your own lease, if you are selling a leasehold. Specifically whether it permits assignment, whether the landowner's consent is required, and on what terms. If consent is needed, get it in principle before you list. A seller who discovers mid-sale that the landowner wants a fee to consent has lost their negotiating position entirely.

Resolve anything outstanding. Boundary disagreements, unpaid contractors, disputes with neighbours over access. All of it surfaces in due diligence.

Then the numbers

If the property has been rented, a buyer will want to see performance, and vague claims reduce the price rather than raise it.

Assemble two to three years of occupancy and revenue by month, the actual operating costs, the management agreement, and tax filings. A seller who produces this credibly commands a meaningfully better price than one who says the villa "does about USD 60,000 a year".

If the numbers are poor, you have a decision. Sell on the property rather than the income, and price accordingly. Or spend a season fixing the operation and sell afterwards. A year of good numbers is frequently worth more than the year costs.

Then the presentation

Fix the obvious defects. Cracked tiles, stained grout, failing aircon, a tired pool surface, dead plants, anything visibly broken. These are cheap and they set the buyer's assumption about everything they cannot see.

Repaint. The highest return per dollar of any work on a Bali villa.

Deep clean, including the pool and the roof. Mould and mildew read as neglect.

Declutter and depersonalise, but leave it furnished. Empty Bali villas photograph badly and read smaller.

Fix the garden. It is a large share of what a Bali villa is selling.

Then photograph it properly. Professional photography, ideally at the right time of day, with drone footage. This is the single highest-return expenditure in the whole process and the one sellers most often skip. Phone photos cost you multiples of what the photographer charges.

Pricing

Price against what comparable villas have actually sold for, not what they are listed at. Asking prices in Bali carry a lot of optimism and properties sit for a long time.

For a leasehold, the remaining term dominates. A buyer is paying for years of use, and the value declines with the term, faster near the end. Price against the term you actually have, not what you paid for a longer one.

Above USD 750,000, expect the process to take twelve to twenty-four months. Price and plan for that rather than being surprised by it.

Choose the agent deliberately

An exclusive with a good agent and a written marketing commitment outperforms an open listing with six agents, because no agent funds a proper campaign on a property a competitor might close. Three months, written commitments, a performance break clause, one agreed price.

Commonly three to nine months under USD 500,000, and twelve to twenty-four months above USD 750,000 where the buyer pool is small.

What stops Bali villa sales from completing?

Missing or mismatched documents, most often a missing PBG or SLF, PBB arrears, a certificate that does not match the land office record, or a lease that requires landowner consent to assign.

Should I renovate before selling a villa in Bali?

Fix visible defects and repaint, which return more than they cost. Major renovation rarely returns its cost at sale unless the property is genuinely unsaleable as-is.

Does professional photography change the sale price?

Yes, and it is the highest-return expenditure in the process. It routinely moves the sale price by more than the entire agent commission.

Can I sell a leasehold villa in Bali?

Only if the lease permits assignment. Check whether the landowner's consent is required and secure it in principle before listing, or you lose your negotiating position mid-sale.
