How do off-market property deals work in Bali?
The best parcels frequently never reach a listing. Getting access means relationships, and it also means fewer checks have been done for you.
A significant share of Bali's better transactions never appear on a website. Understanding why explains both the opportunity and the risk.
Why good parcels stay off-market
Sellers who do not want attention. A family selling inherited land, a foreign owner leaving quietly, a business selling premises. Listing invites questions they would rather not field.
Agents with a buyer already. A good parcel shown to three known buyers sells faster and more cleanly than one advertised to everyone, and the agent keeps control of the commission.
Speed. A seller who needs to complete quickly goes to people who can act, not to a portal.
Price discovery. Some sellers do not want a public number attached to their land, particularly where neighbours will hear it.
It was never for sale. The best land in Bali frequently belongs to people who had not considered selling until someone asked.
What this means about listed stock
Not that everything listed is bad. Plenty of good property is openly marketed.
It does mean that a parcel which has been listed for eight months, at four different prices, through four agents, has been seen by a great many people who chose not to buy it. That is information.
The question worth asking of any listed property is: why is this still available?
Sometimes the answer is benign — the price is high, the seller is not motivated, the market is slow above a certain level. Sometimes it is a term, a permit, a zoning classification or a title problem that other buyers found.
How to get access
Tell people specifically what you want. Not "something in Bali". A budget, an area, a plot size, a term, a purpose. Specific briefs get remembered; vague ones do not.
Build relationships with two or three agents rather than dealing with fifteen. An agent who believes you will actually transact brings you things first. An agent who has shown twenty people the same parcel brings you nothing.
Talk to notaries. They see transactions, they know who is selling and why, and they are not paid on the sale. This is the most underused channel available to a foreign buyer.
The banjar and the neighbours, if you have an area in mind. Walking, asking, being visible. Land that was never listed gets sold this way constantly, and a foreigner who has introduced themselves and is known locally is in a different position from one who has not.
Other foreign owners. People exit for ordinary reasons — a move, a divorce, a business need — and frequently prefer a direct sale.
Be patient and be seen. Most off-market access comes from having been around long enough that people think of you.
The risk, which is the important half
Nobody has done any checking for you.
A listed property has at least been through an agent's basic filter. An off-market parcel offered by someone who heard a family was selling has been through nothing.
Off-market is where you find the parcel with the undivided inheritance, the undocumented access, the agricultural zoning, the missing PBG and the seller who is one of five heirs.
That is not an argument against off-market. It is an argument for doing more due diligence, not less — which is the opposite of what the urgency around these deals encourages.
Every check still applies. Certificate verified at the land office. Seller's entitlement confirmed. Zoning for the exact parcel. Permits against the building. Boundary surveyed. Access documented. Extension clause read.
One to three weeks, with your own notary, regardless of how the opportunity arrived.
The urgency problem
Off-market deals come with urgency built in, and it is frequently genuine — a seller with a deadline, a parcel two other people are looking at.
It is also the exact condition under which people skip verification.
The discipline: let it go if it will not survive proper checking. Bali produces opportunities continuously. A parcel bought in a hurry with an undivided title is not a bargain, it is a problem you paid for.
What a fair off-market price looks like
Off-market does not automatically mean cheap. Sometimes it means a seller who knows exactly what they have and is selling to someone who will not haggle publicly.
Value it the way you would value anything: land per are for that specific street, building at depreciated replacement cost, remaining term applied, cross-checked against what it can lawfully earn.
The absence of a listing is not a discount.
