How safe is your money in a Bali property deal?
Safer than the horror stories suggest, and only if you do four specific things.
People arrive here having read a horror story and assume the whole market is a trap. It is not. But the protections that exist in your home country mostly do not exist here, and the ones that do have to be arranged deliberately.
The four things that actually protect you
1. Your own notary. Not the seller's, not the agent's, not the developer's. This is the single highest-value protection available and the one most commonly skipped because the seller's notary is already there and seems easier.
2. Verification at the land office. The certificate is checked at the source. Photographs and photocopies mean nothing. Second certificates over the same parcel exist. So do sellers who are not the owner.
3. A written refund trigger. Before the deposit moves, in the agreement: what fails, who returns it, from which account, by when.
4. Payment by bank transfer, never cash. Traceable, dated, provable.
Do those four and most of what goes wrong here cannot happen to you.
Where money actually disappears
Nominee arrangements. The land goes in an Indonesian person's name for you. Void since 1960, and since Perda Bali 4/2026 a criminal matter with liability extending to whoever facilitated it. You have no enforceable claim on something the law says never existed.
Deposits with no refund mechanism. Paid to hold a property, with nothing in writing about what happens if the checks fail.
Off-plan against a company that owns nothing. If your only protection is a contract with an entity holding no assets, that is the risk in one sentence.
Permits that were always coming. Not a status. Ask for the application number.
What the law will and will not do for you
It will enforce a genuine, properly documented lease. It will recognise a registered right held correctly.
It will not rescue an arrangement designed to work around the rules. There is no version where a court helps you enforce a structure the statute voids.
The realistic summary
This market is not more dangerous than others. It is less forgiving of skipped steps, because the informal version of every step is available and cheaper.
Before you transfer anything, run through the list. If something on it cannot be answered, that is the answer.
